How Property Tax Works in Yankton County

In Yankton County, property taxes are determined by a combination of the property’s assessed value and the local mill levy. Each year, the County Director of Equalization assesses the market value of your property to ensure it reflects current real estate trends. This assessed value serves as the base for your tax calculation.

The total tax amount is calculated by applying the mill levy—a tax rate expressed in dollars per $1,000 of assessed value—to your property's taxable value. These rates are determined by the budgetary needs of local taxing entities, including Yankton County, the City of Yankton, and local school districts. Because school districts often represent the largest portion of your tax bill, mill rates can fluctuate annually based on voter-approved levies and district spending requirements.

Available Exemptions

South Dakota offers several property tax relief programs designed to assist specific groups of residents in reducing their tax burden. Eligibility is generally determined by state law and administered at the county level:

  • Homestead Exemption: This provides a property tax freeze for qualifying senior citizens and individuals with disabilities on their primary residence.
  • Senior Citizens and Disability Tax Freeze: Eligible homeowners can apply to have the valuation of their home "frozen" at the value established when they first qualify, preventing tax increases due to rising assessments.
  • Disabled Veterans Exemption: Veterans who have a permanent service-connected disability may be eligible for a significant reduction in property taxes on their primary residence.
  • Assessment Freeze for Paraplegics: Specific tax relief is available for paraplegic veterans or their surviving spouses.

Payment Schedule & Deadlines

Property taxes in Yankton County are collected annually. To assist with budgeting, the state allows taxes to be paid in two installments. The first half of your property taxes is due by April 30, and the second half is due by October 31.

If you choose to pay the full amount at once, it must be submitted by the April 30 deadline. Failure to pay by these dates results in the accrual of interest and penalties. Delinquent taxes accrue interest at a rate mandated by South Dakota state statute. Continued failure to pay may eventually lead to the issuance of a tax certificate and potential tax deed proceedings against the property.

Appealing Your Assessment

If you believe your property’s assessed value is inaccurate or higher than its fair market value, you have the right to appeal. The process begins with the Local Board of Equalization, typically held in the spring. You must provide evidence to support your claim, such as recent appraisals, sales data of comparable properties in your neighborhood, or documentation of significant physical deficiencies.

If you are dissatisfied with the local board's decision, you may further appeal to the Yankton County Commission and, subsequently, to the State Board of Equalization. It is essential to keep track of all posted deadlines, as failure to file an appeal during the designated window will result in the loss of the right to contest that year’s assessment.
